MGM City Center Las Vegas, Las Vegas, Nevada



MGM City Center Las Vegas will be a new urban core in the heart of the Las Vegas strip – a city within a city – visionary in concept – futuristic in design – complete with its own convention center, theater, police, and fire stations.


Set to face the strip along a quarter-mile stretch, the $7 billion City Center project will include 2,800 residential condo units, 66 acres of cafes, and two 400-room boutique hotels that will be on either side of a boulevard built to the exact dimensions of New York's Park Avenue.


At its center, this city-within-a-city the size of Manhattan's SoHo will have a 4000-room hotel/casino designed by Cesar Pelli (world-renown architect of Kuala Lumpur's Petronas Towers).


The most expensive private project ever, the MGM City Center is set to transform the strip and Las Vegas. With shopping, dining, and entertainment, the


City Center is designed for residents who will call it their home. SDS Team is providing construction documents support for the 4000-room hotel/casino designed by Cesar Pelli as a part of a multinational team of architectural companies

DFW Terminal D5 Bus Station
Location: DFW Airport, Texas



DFW Airport’s growing demand for gates created the need for the design and construction of a bus station at Terminal D Gate 5.


The project consists of a 3,000 SF two-story building, connecting bridge to Terminal D building, exterior canopy.


The design includes two escalators, a stair, and one elevator, as well as design for the new gate, holding areas, and seating.


SDS Architecture was the selected Architect of Record for the project. The design work was completed using the BIM technology.


The construction cost limitation for the project was $ 2,000,000.00.

Building Information Modeling



SDS Architecture completely implemented BIM technology in 2013.


Our latest projects were developed using Revit Architecture, NavisWorks and extend beyond 3D, augmenting the three primary spatial dimensions (width, height, and depth) with time as the fourth dimension (4D) and cost as the fifth (5D), etc.


BIM covers more than just geometry. It also covers spatial relationships, light analysis, geographic information, and quantities and properties of building components (i. e. manufacturers' details).


This is THE industry where Grey Hairs (architects who've had hands-on construction experience, so they know how a building goes together) AND Hot Shots (those savvy with the software) are absolutely essential (working TOGETHER) for a project to have any chance of success!

DFW Airport Rent-a-Car TerminalRestroom Renovation
Location: DFW Airport



One of the strategic objectives of DFW Airport is the achievement of operational excellence through the implementation of sustainable practices.


The renovation utilizes sustainable design guidelines established in the Dallas/Fort Worth International Airport Board Green Building Standards.


The project goal is a renovation by removal of all finishes, including ceiling, wall, and floor tile, toilet partitions, plumbing fixtures, lavatories, counters, doors, and frames.


The Design provides new finishes, color schemes, the lavatory, and fixture types.


The restrooms are intended to be state of the art that may serve as a prototype for other DFW restrooms. SDS Architecture was the selected Architect of Record for the project.


The design work was completed using the BIM technology. The construction cost limitation for the project was $ 1,000,000.00.

DFW Airport Terminal D
Expansion of the Valet Office
Location: DFW Airport, Texas



The valet administrative function was located in elevator lobby 4, Terminal D Garage on the lower level 2.


The expansion was to accommodate the increase in valet parking transactions during the day, as well as the need to secure the high volume of car key storage while cars are valet parked in the garage.


The addition of 930 SF is adjacent to the existing operation. The addition consists of a new entry lobby and office/key storage room.


SDS Architecture was the selected Architect of Record for the design of the office. The design work was completed using the BIM technology.


The construction cost limitation for the project was $ 21,255.00

DFW Airport Consolidated
Headquarters Parking Garage
Location: DFW Airport, Texas



The eyes of 430 airport employees will be on the 6.5-acre site where a 3-story


Consolidated Headquarters facility will bring together employees from four existing buildings.


The 50,000-square-foot office building features an expanded board room that can be configured as a multipurpose training room.


The site also includes a 3-story garage with 520 spaces.


SDS Architecture was the selected Architect of Record for the design of the parking garage. The design work was completed using the BIM technology.


The construction cost limitation for the project was $ 8,164,000.00

American Airlines Center, Dallas, Texas



New multi-sport entertainment arena of 740,500 square feet, 19,200 seats for basketball, 18,500 seats for hockey, 20,000 seats for center staged events, 142 suites, 2,000 club seats; 240 food and beverage points


SDS was responsible for the development of the exterior skin, roof plan and the reflected ceiling plans HKS Inc.

Dream Garage of Dallas



Dream Garage USA, a national network of luxury garage suite facilities, beginning with the first location in Dallas.


Beginning at 1050 sq. ft., Dream Garage suites will be privately owned and custom-designed to match the needs and personality of its owner.


Most collectors are expected to have between four and ten vehicles in their stable.


The individuals will own their suite, which is expected to contain a mix of vintage vehicles, exotic cars, motorcycles, and muscle cars.


Each Dream Garage will feature a high-end repair facility specializing in the maintenance and repair of exotic, luxury, and classic automobiles. In addition, locations will include a Retail-Flex shopping area that caters to the automotive needs of discriminating enthusiasts.


SDS Team is providing construction documents support for the first facility of this kind, designed by Croft Architectural Consortium, L.L.P SDS, Inc. (2007)

Henry Wade Juvenile Justice Center, Dallas, Texas



105,075 sq. ft. expansion (60,200 sq. ft. addition to the Residential unit, 30,100 sq. ft. addition to the Educational unit, 14, 775 sq. ft additions to the Support Services and Staff Training units) and 13,195 sq. ft. renovations.


SDS was responsible for a large portion (floor plans and details) of the construction documents on the 60,200 sq. ft. expansion of the housing section of the prison.

Anson Jones Elementary School, Dallas, Texas



Renovation under DISD 2002 Bond Program.


The school was originally built in 1955 as a one-story brick masonry building.


A second-floor addition was built in 1985.


The renovation addressed various interior and exterior ADA upgrades, renovation of the building envelope – replacement of windows, repair of exterior walls and fascia; critical MEP upgrades, replacing the existing fire alarm system, restrooms renovation, roofing work, ceilings renovation as well as technology work according to the priorities established by DISD and e-rate guidelines.


The construction cost limitation for the school renovation was $1,048,280.00.

In January 2002, the voters approved a $1.37 billion bond program to build 21 new schools and add to or renovate all existing schools.


The Dallas Independent School District Board of Trustees has hired Dallas-based Austin Commercial, Dallas-based Jacobs Facilities Inc./Pegasus Texas Construction, Dallas-based Gallagher Construction, and Los Angeles-based DMJM Management to manage the construction of 20 schools and additions to 37 existing schools in the $1.37 billion bond program.


SDS was a member of the Austin Commercial Project Management Team to provide support as Architectural Consultant responsible for the evaluation and selection of the A/E firms, design review at each design milestone submittal, and site visits during construction for assigned projects managed by Austin Commercial’s Program Management Team SDS Inc.

Stevent Stansport Drivers Lounge



Stevens Transport is the largest refrigerated trucking company in Texas with a fleet numbering 1,950 trucks and 3,600 trailers. Corporate headquarters occupies a 70-acre campus which houses the administrative offices in an 80,000 sq. ft. facility, plus a full service driver complex and state of the art maintenance center encompassing 170,000 sq. ft.


SDS Architecture was the selected Architect of Record for the renovation of the drivers complex, and converting it into state of the art modern drivers lounge.


The design work was completed using the BIM technology.


The construction cost limitation for the project was $ 1,540,434.00

Greyhound Lines In.



The Dallas Bus Terminal and Greyhound Lines Inc. office building was scheduled for renovation through federal grant funding in 2010.

The renovation addressed installation of new metal soffit at existing bus canopy at the Terminal, plumbing system repairs/replacement, flooring repairs.


At adjacent 2nd and 3rd floor offices the project addressed carpe replacement, repaint walls/ceilings, restroom accessibility upgrades, install owner’s relocated modular furniture (space planning required for approx. 110 workstations) and design electrical circuiting and voice/data circuits for workstations.


The construction cost limitation for the project was $ 600,000.00.

Hill School of Grapevine, Grapevine, Texas



Since founding in 1973, Hill School has provided an optimal educational environment for students who learn differently, and who are of average or above average intelligence. Hill School students have been diagnosed with dyslexia, dysgraphia, dyscalculia, ADD, ADHD, auditory processing disorders, and other learning hurdles. Some students have had no specific diagnosis, but have chosen Hill School with its smaller classes and more individualized setting to better meet their learning needs. Hill School has two campuses: one in Fort Worth and one in Grapevine.


Hill School of Grapevine Project consisted of interior finish-out to an existing 13,000 SF building to accommodate the growing needs of the private school facility for children up to 6th grade.


The project consisted of complete new design of the interior space to include 9 classrooms, art room, library, computer lab, multipurpose room, catering kitchen, principal’s office with conference room, 3 administrative offices, reception with seating area, restrooms , storage and service areas.


The exterior of the building has been modified to include a new entry and canopy.


The construction cost limitation for the school renovation was $ 850,000.00. SDS was the Prime Architect for the project.

Scheduled for renovation under DISD 2002 Bond Program. The school was originally built in 1988 as two-story brick masonry building.


The renovation addressed various interior and exterior ADA upgrades, critical MEP upgrades, addition of new fire alarm horn strobes and upgrading the existing fire alarm control panel, restrooms and showers renovation, ceilings renovation, science labs renovation as well as technology work.

The construction cost limitation for the school renovation was $ 1,585,381.00.

Dallas County Community College District North Lake College, Irving, TX



North Lake College, Irving, Texas is a part of the Dallas County Community College District. It was established in 1977 and has experienced tremendous growth since. In the 1990’s the college enlarged its space from the original 249,710 SF to 425,205 with the new “T” and “C” buildings. In recent years the new Library building was added and currently the new “G” building is underway.


The purpose of this project was reclaiming existing spaces are to be vacated when the various groups and departments relocate to the new Buildings and Spaces included in the 2004 Bond Program for North Lake College. The Project is a Design – Build effort. The renovation square footage is approximately 40,000 square feet of existing areas, with a construction budget of $ 3,499,510.00.


SDS teamed up with Phillips/May Corporation and was the Prime Architect for the project.

Geodynamics – Built-to-Suit, Milsap, TX



Archway Millsap Venture trusted SDS Architecture as Prime architect in the development of the design and construction documents for their Geodynamics Project.


The site was located at 10500 W. I-20 in Millsap, TX. The project consists site development and construction of two new buildings with total 30,000 SF with associated shell improvements, interior improvements, site work and paving. The construction budget of $ 1,500,000.00.


The project was developed in two phases: Phase 1: Preliminary design, including programming, master planning, design development and preliminary bid package.


Phase 2: Design Development, Construction Documents, permitting, Bidding/Negotiation and coordination with the Owner’s designated project manager

Los Vaqueros Restaurant, Forth Worth, TX



Cisneros Restaurants selected SDS Architecture as a prime architect to develop. The design and construction documents for their newest Los Vaqueros restaurant in Fort Worth.


The project consisted of tenant interior finish-out of an existing, approximately 4,000 SF shell building to accommodate a restaurant facility with a total construction budget of $ 300,000.00

Retail Center 5303 Ross Ave Dallas, Texas



Design for the renovation of the façade of the existing building.

DCCCD 2004 BOND PROGRAM Program Management, Dallas TX



Dallas County voters overwhelmingly approved a multimillion-dollar bond package for the Dallas County Community College District on May 15, 2004.􀀀The voters of this county gave DCCCD their strong endorsement to move forward with the $450 million bond projects list.


The Dallas County Community College District selected Dallas-based Austin Commercial/Con- Real, Aguirre/3DI and DMJM Management Teams to manage the construction of 37 college addition and renovation projects.


SDS is a member of Austin Commercial/Con-Real’s Project Management Team to provide support as Architectural Consultant responsible for the design review at each design milestone submittal, and site visits during construction for assigned projects managed by Austin Commercial/Con-Real’s Program Management Team.


SDS has also been appointed to serve as an Owner’s Rep by DCCCD to oversee the DCCCD District Office Relocation Project

Hall Arts Residences and Hotel Dallas, Texas



The newest most exclusive development in Dallas, Texas, an extension to the vibrancy of the Dallas Arts District, crafted by Hall Group, HKS, Inc. and Emily Summers Design Associates.


Set across the street from the Meyerson Symphony the 25-story condominium and hotel is located between Ross Avenue and Flora Street, on the east side of Hall’s new KPMG Plaza office building.


The project consist of Hall Arts Residences, a 44-unit Residential Tower, the boutique Hall Arts Hotel and a 3-stories parking with 521 parking spaces.


The 44-unit condo portion of the tower, called the Hall Arts Residences, will stretch from the 12th to the 25th floor of the tower. The 11-story, 231-room boutique hotel, similar in quality to the Ritz, will sit over two levels of public space and will include enough real estate to house restaurants and a 7,000-square-foot meeting space. A rooftop garden and swimming pool will overlook the Arts District.


SDS Team provided BIM and construction documents support for the project, designed by HKS, Inc.

16-story, high-rise mixed use building, containing 4 levels of below grade parking, 3 levels of retail and restaurant tenants, 1 level multi-plex cinema, 9 levels of residential apartments and 3 levels of offices.


Office/retail and residential - 745,265 sq.ft.; parking garage - 323,560 sq.ft.

Estadio Corona Torreon, Mexico



New Estadio Corona will be the venue for Club Santos Laguna


The stadium was e finished by July of 2009. Its standard capacity is 28,000, and 20,000 for special events. The stadium locates on the Territorio Santos Modelo, that in addition to the stadium will feature: Corona Fan Restaurant Sports Bar; Club Santos Laguna Club House; Football School and Academy Santos Laguna; Offices of Club Santos Laguna; Gym for the Service Club and open to the general public; First Hotel in Latin America with a view to a stadium (120 to 150 rooms); Mall and Entertainment; University of Sports; Parking for 2,504 spaces


SDS was responsible for the project management assistance and construction documents support.

Three-story, 137-bed healthcare center designed to match the residential character of the Towers.


The project included: private day-rooms, activity rooms, a nutrition center, private dining rooms, laundry, and private and semi-private rooms.
